How to Make the Dog Days of Summer Work for Your Pockets

Marissa was one of our best tenants. She always paid right on time and kept her place as neat as a pin. Even the nice BMW sitting in her spot in the parking lot made the property look good. Marissa stayed for five years, and she always had a smile on her face and a quick hello when we crossed paths.

What Marissa always had with her, too, were her three corgis. Those dogs were her pride and joy, complete with daily walks and the occasional party in our community pavilion. One of the reasons Marissa stayed and loved our community so much was the perks it offered for her beloved furry companions.

Since roughly 70% of renters own pets, it pays to make your community friendly to their owners, too. Here are a few of the amenities we’ve provided at our own properties.

  1. Splash pad: We feature one just for humans and a separate one just for dogs. It’s not safe to mix pets and kids in the same water, so we set up a recirculating splash pad for children and a separate flow-through area for dogs. Choosing a splash pad instead of a pool was also a significant cost savings for our community, and residents enjoyed it more. The dog-only splash area eliminated health concerns while making it easy for residents like Marissa to come watch their loved ones have a good time in the water.
  2. Dog parks: Even if you don’t have space for a full dog park at your property, it makes sense to have a safe area where residents can bring their dogs to socialize. The pavilion area at our community is pet-friendly, which lets owners enjoy human and furry companionship side by side.
  3. Pet-ready units: All of our units feature solid surface LVP flooring, door guards on the lower half to protect against scratching, furnace filters graded for pets, and dog or cat doors installed in townhome units with gated patio areas.
  4. On-site doggie spa: Our clubhouse features a dog wash area and a large room where a mobile doggie groomer comes in at selected times for treatments. Residents love the convenience, and the referral fee we receive from the provider covers the cost of the space and then some.

Try a few of these ideas at your property and watch the return come back to you in both dollars and furry happiness.
